Local Land Charges
Land Charges are searches of property history. They take place when a property is changing hands, usually by solicitors acting on behalf of the purchasers. Searches are submitted to us and we provide information about planning applications, building regulation applications, enforcement activity, conditions or other charges on the property or land being sold.
The new coalition government has suspended the requirement to prepare a Home Information Pack when selling a property, with immediate effect (20th May 2010). Read the press release here.

To make it easier for people to submit their own searches, we have created a Quick Search Form (see below). This is a shortened version of the standard (LLC1 and Con29) forms.
We are however, happy to receive search requests on the standard forms via Post, NLIS or email. -

The CON29O search form includes a section for optional enquiries, for example the location of pipelines and public footpaths, and parking restrictions. Optional Enquiries may be submitted with your standard search enquiry or separately. There is an additional fee of £10.00 for each Optional Enquiry.
The Search of the Register (Form LLC1)
This statutory procedure reveals any planning, environmental, financial or highway restrictions (charges) on property or land. The charges are held in registers, which we maintain.The Register of Common Land and Town and Village Greens
We hold records of the town and village greens in Birmingham. A search of the Register of Common Land and Town and Village Greens can be made by requesting Optional Enquiry 22 on form CON29O. The fee for this request is £10.00. There is no common land in the city. -

A Personal Search of the Land Charges Register can be obtained via email from our Land Charges Team, there is no charge.
Copies of documents revealed in a search can be obtained from Local Land Charges and will be a charge of £27.50+ VAT per hour for this information, and will usually be returned within 2 days

The search fee for both residential and commercial searches is £75. Additional information may be charged for. Please see our fees page for further details.

We aim to reply to standard residential searches within 3 working days. Industrial premises and areas of land can take longer.

For a property or a site with a numbered postal address it is not essential to submit a plan with your search enquiry, but it is always advisable to submit one, to ensure accuracy. For all other property, you must submit a plan.
