Land and measured building surveys

All surveyors who carry out our surveys are full members of The Survey Association (TSA).

The types of surveys on offer are extensive; however, the starting block for your development site is likely to be one or both of the following:

Land surveying

Photo of equipment being used for a land surveyA Topographical Survey is used to identify all existing surface and above ground natural and manmade features and to map the contours/levels of the ground. The importance of a topographical survey is its accuracy, this is because it is often needed to provide a reliable base map on which a scheme is to be developed and/or it is required for informing other surveys (Site Specific Flood Risk Assessments, for example).

Using the latest topographical survey equipment, such as Trimble & Leica direct Reflex Total Stations and Trimble Real-time GPS, surveyors are able to efficiently capture site features to a high level of accuracy and then post-process the data for a quick turnaround in either 2D or 3D(land) AutoCAD format. Survey drawings can also be provided digitally in PDF.

Building surveying

Photo showing equipment being used to carry out a measured building surveyA Measured Building Survey will provide you with accurate scaled drawings of your building, from:

  • 2D plans which show the relationships between internal rooms and spaces, dimensions and the placement of materials and services;
  • roof plans showing materials, ventilation, drainage, slopes etc.
  • cross sections taken at key points through the building, showing verticality/height data;
  • full external elevations which show the composition of the different facades of the building, including ridge heights, the positioning of the final fall of the land, exterior finishes, roof pitches and other architectural details.

Measured building surveyors use a combination of traditional survey methods and the latest technology to capture building data, but primarily this work is increasingly being done using 3D Laser Scanning devices which efficiently achieve the highest level of accuracy and detail. The resulting building plans/sections/elevations, when required, can be drawn to include stone by stone or brick by brick details.
