Repairs the council is responsible for

We are responsible for arranging repairs when communal areas or the building's structure are at risk.

Repairs are delivered by contractors working for us. We manage the service and make sure standards are consistent across the city.

Repairs to buildings and shared areas

We are responsible for repairs to:

• the exterior of buildings, such as roofs and walls
• burst or leaking external pipes and shared service pipes
• washers and main stop valves to the block
• clearing blockages or repairing leaks to soil stacks, rainwater pipes and gutters
• joists, damp proof membranes or concrete floor slabs
• internal and external window frames, and glazing to communal windows
• communal decoration, doors, lifts and staircases
• other communal spaces shared by tenants and leaseholders, such as rubbish chutes, electrics and lighting

Repairs inside your home

For tenants, we are also responsible for:

• fixtures and fittings that we originally provided
• pipes, wiring, heating systems, drainage, power and light fittings
• garden boundary fences or walls we provide, which we may remove rather than repair
• outbuildings, sheds, porches or garages we originally installed, which we may remove rather than repair
• steps or paths that are essential means of access to the property

What to expect when we carry out repairs

Before work starts, the contractor will explain what work will be carried out and how long it is expected to take.

For larger or more disruptive work, you will get at least 48 hours' notice.

All visits will be arranged in advance. Staff and contractors will carry photo identification, and you should ask to see this before letting anyone into your home.

After the work is completed, areas affected will be left clean, tidy and safe.

Gas and electricity meters

Gas and electricity meters are repaired by your gas or electricity supplier, not the council.

Charges for repairs

We may charge for repairs if we believe the damage was caused deliberately or through neglect.
