Understanding category 1 and 2 hazards
The Housing Health and Safety Rating System (HHSRS) assesses 29 housing hazards and the effect that each may have on the health and safety of current or future occupants of a property.
A category 1 hazard is a hazard that is a serious and immediate risk to a person's health and safety.
A category 2 hazard is a hazard that is less serious or less urgent.
Category 1 and 2 hazards are not just about property damage, they also pose serious risks to your health and safety.
A hazard is any risk of harm to the health or safety (including mental health) of our tenants, that develops from an issue in the property, building, or surrounding areas.
Staying vigilant
We urge all tenants to remain vigilant and report any potential hazards in your home. Early detection of issues such as faulty wiring, water leaks, murky water or structural damage can prevent accidents and ensure your safety and wellbeing.
As your landlord, we have a legal duty to identify and fix serious health and safety hazards as quickly as possible. But we can only act if we know there is a problem.
