Apply for a swap

Request to swap homes

Once you have found someone you would like to swap homes with, all parties apply for a swap.

We will assess your application once we have received all proofs for all applicants in your swap.

If the person that you wish to swap with has already submitted their application, you must quote their reference number when you apply. They will have received this when they submitted their form.

A decision on a proposed mutual exchange will be confirmed in writing within 42 calendar days from the date we receive all proofs.

This does not mean a completion date is agreed.

Application accepted

If we give you permission to swap, we will arrange a time with you to change tenancies. If the exchange involves a non BCC landlord, a completion date will be agreed with them.

The legal process to complete a tenancy transfer involves all parties signing up to a ‘Deed of Assignment’. This document is not a tenancy agreement. You will take over the obligations and responsibilities of the previous tenant after you have signed this. This includes the responsibility for any non standard fixtures and fittings and any damages caused by the previous tenant.

You can change your mind and decide to withdraw your application to exchange before the completion date.

If you exchange before you get permission, you and the person you swapped with could be evicted.

If you know or suspect that a BCC tenant has illegally swapped their home, you can report an illegal mutual exchange.

Application refused

We can refuse the exchange if the property is:

  • unsuitable for your household, for example if the property is too small, too large, or has adaptions designed for people with access needs
  • designated to a restricted group such as Sheltered Housing schemes
  • undergoing a potential stock transfer to a new landlord
  • in a clearance or regeneration area
