Have your say on Langley and Peddimore developments

A six-week public consultation on the Langley Sustainable Urban Extension (SUE) and Peddimore Employment development in Sutton Coldfield will begin on 10 September.

Both sites were identified for development in the Birmingham Development Plan in 2017, and are key parts of the city’s growth strategy. The publication of the draft Supplementary Planning Documents (SPDs) is the next key stage in bringing the sites forward, with the documents setting out the overall vision and principles that will need to be applied to deliver high quality developments.

Birmingham City Council is seeking people’s views on the content of the SPDs so that they can then be used to determine future planning applications on the sites.

Langley SUE is identified for approximately 6,000 homes, and the SPD will set out an approach to create sustainable communities as part of developing a new place in the city. With a focus on family accommodation, homes on the site will be supported by three primary schools, a secondary school, health services, major green corridors, sports provision, and shopping and other facilities.

With 71 hectares of land at Peddimore, it has the potential to secure major national and international business interest in the city, with a focus on advanced manufacturing and industrial uses. The high quality design and landscaping on the site will help integrate the development into the surrounding area.

Both sites will be supported by major investment in transport networks. There will be significant walking and cycling routes, integrated Sprint services and high quality bus provision, and improvements to the roads to accommodate the developments, with two new junctions onto the A38.

“Langley SUE is a cornerstone of the city’s growth plans as we deliver over more than 51,000 new homes to meet the needs of the city’s growing population. It is an unparalleled opportunity to not only deliver homes, but to establish a new community and set a national benchmark for development at this scale. It is the chance to create a new place for people delivering an exemplary residential development for future generations.”

“Peddimore has the potential to be a world class employment estate where businesses choose to invest, operate and grow. It is a great opportunity to create thousands of skilled jobs within the city, including training opportunities for local people. The city wants to create a new standard for commercial developments.

“Successfully delivering major developments and infrastructure requires an agreed vision for what the places will be like, and a partnership approach with local communities, landowners, developers, and other stakeholders. The SPDs have a critical role in ensuring this happens.

“Therefore I am delighted to be launching the SPDs as another step toward delivering a legacy of new homes, job opportunities and modern infrastructure for the area. I encourage local communities to have a say on these proposals.”

A series of public drop-in sessions will be held in Sutton Coldfield where the documents will be on display and officers will be available to answer questions, as follows:

The publication of the draft SPDs also marks the start of wider conversations that the public will be having about the developments.

Later this year, the city council’s development partner for the first phase of Peddimore, IM Properties, will be consulting locally on the detail of its proposals for the employment estate. The company is committed to consulting with local communities and stakeholders to gather feedback on its plans, which will help it to shape the best possible scheme for Peddimore.

IM Properties are starting discussions with the local communities about Peddimore, with a planning application expected later in 2018. The consortium of developers at Langley will soon be discussing their proposals with the public, with plans expected to be submitted in 2019.

The consultation on the draft SPDs closes on Monday 22 October. Following this, comments will be reviewed before the city council adopts the SPDs as formal planning documents.
