Planning Applications: How do I comment?

Before we make a decision about a planning application, we usually notify neighbours (by letter). In some cases we also put an advert in the local paper and a notice on the application site so that anyone affected by the proposed development has a chance to comment. We ask for any comments to be made within 3 weeks. During this time a copy of the application is available to view online at www.birmingham.gov.uk/planningonline or at either your local library or Neighbourhood Office and our offices at Alpha Tower.

Associated documents including plans and drawings that have been accepted on or after 01 December 2005 are available to view using Planning Online.

We take into account all comments received relating to planning matters before making a decision about the planning application. If you are affected by a planning proposal, and your concern is related to a planning matter, then please tell us as soon as possible. (We cannot normally take into account comments received after the end of the consultation period).

Planning matters include:

  • loss of privacy
  • loss of light
  • intensity of development
  • design and appearance
  • highway matters such as concetn that the proposal would increase traffic and parking in the area
  • community facilities


We cannot take into account comments on the following types of concerns

  • loss of value to the property
  • commercial competition
  • loss of view
  • disturbances during building work
  • land ownership disputes

Getting Advice

If you are concerned about any of these matters you may wish to seek advice, for example from the Citizens Advice Bureau or a solicitor.

Free advice is also given by West Midlands Planning Aid.

How to Comment

You can submit your comments to us using Planning Online. Search for the application and then click on 'Add Comments'.

We will need the following information from you.

  • Your name, address and phone number.
  • The reference number and address of the planning application (these details will be on the letter, site notice, or advert).
  • Details of how the planning application will affect you.
  • What you would like us to do.

Please note that legally we must allow the public to see any comments we receive about planning applications. This means that we cannot treat any comments as confidential.

Alternatively you can contact Planning Direct either by letter, phone, email or fax to let us know your comments about a planning application.

Do you need help?

If you are housebound, need an interpreter, or have a disability which makes it difficult to view or understand the plans, please let us know and we will do our best to help.

What we will do with your comments
  • make sure your comments are recorded
  • consider you comments
  • where appropriate, seek amendments to the application to overcome concerns raised
  • if there are significant amendments to the application we will notify you again and give you another opportunity to comment
  • let you know what decision has been made

If the application is taken to the Planning Committee for a decision, members of the Committee will be told of your comments.
