More about repairs and visits

Repairs, maintenance and planned improvements are delivered by contractors working for us.

Planned works to improve your home

When longer-term maintenance or improvement work is needed, we will contact you in advance.

A tenant liaison officer (TLO) from your contractor will:

  • let you know about the planned works at the earliest opportunity
  • explain what work will take place and how long it is expected to take
  • support you before, during and after the work is completed

These works help keep homes safe, warm, sustainable and well-maintained. They also support our commitment to meeting the government’s Decent Homes Standard by 2032.

Repairs and day-to-day maintenance

If something goes wrong in your home, a qualified engineer from your contractor will carry out the repair.

All repairs are managed by us to make sure standards are consistent across Birmingham.

Cleaning and caretaking services in communal areas are separate from the repairs service. Find out about cleaning and caretaking in council properties.

Appointments and identification

All visits will be arranged in advance.

Staff and contractors will carry photo identification. Ask to see this before letting anyone into your home.

If you are unsure about a visit, you can:

  • ask the visitor to explain the purpose of their visit
  • phone 0121 216 3330 to confirm

If an appointment needs to change, the contractor will contact you as soon as possible to arrange a new time.

Complex or disruptive work

Some work may be more complex or disruptive. This can include major electrical work or situations where it may not be safe to stay in your home.

In exceptional circumstances, temporary housing arrangements may be considered. This will be assessed on a case-by-case basis.

Speak to your housing officer as early as possible if you think this may apply to you.

Health and safety checks

Some work may require additional safety checks, such as an asbestos survey.

If this is needed, your repair may take longer. The contractor will arrange this and confirm a new appointment once it has been completed.

Support and safeguarding

Contractors are trained to recognise when someone may need extra support.

If concerns are identified, they may refer this to the appropriate council teams so you can get help.
