Perry Barr and Birchfield District Centre Draft Masterplan

Perry Barr and Birchfield District Centre is busy, vibrant, and situated at the crossroads of two major roads: A34 Birchfield Road and A4040 Aston Lane.

The centre is split between two distinct shopping areas, the purpose-built One Stop Shopping Centre and the traditional terraced shops at Birchfield Roundabout to the south.

There are a number of potential development opportunities which would enable the area to maximise its full economic potential.

The district centre is identified by the adopted Aston, Newtown and Lozells Area Action Plan and the draft Birmingham Development plan as a growth point, which has the potential to accommodate up to 20,000 square metres of retail floorspace and 10,000 square metres of office floorspace up to 2031.

In addition, a broader range of town centre uses could be delivered, including leisure, community, education, residential and convenience retail.

A masterplan is proposed, which will expand on the above planning policy context and inform future planning applications.

The work will focus on a number of key development sites, including Birmingham City University’s teaching campus site, Perry Bar Stadium and Gailey Park, and also looking at the wider regeneration potential of the district centre, and improvements to roads and transportation, and streets, parks and paths etc.

It is proposed that the masterplan is taken forward as a Supplementary Planning Document (SPD).

The timetable for preparation of the masterplan is currently being considered, and this webpage will be updated when timescales are confirmed.

The masterplan will incorporate elements of the draft A34 North Regeneration Framework which is therefore no longer being progressed.
