What Happens At The Site Inspection Stage of My Project?


There will be a site inspection charge as indicated on our application forms (unless you have submitted a Building Notice). This will be invoiced for once work starts and the building surveyor assigned to your project has been requested to attend site.

Please note, the building control surveyor allocated to your project is NOT responsible for designing the scheme or supervising your building contractor, but is responsible for ensuring that the relevant Building Regulations, (technical standards), are adhered to. This will ultimately protect your investment and ensure that the structure is compliant with the relevant construction standards.

From April 2008 we introduced a more structured inspection system to identify to you and your builder the most important stages of construction that we need to see. This will provide you with a measure of value in relation to the fee paid to cover this service. The inspection framework that is applicable to your particular project will be forwarded to you upon receipt of your application.

The five main inspection schedules are:

Domestic alterations less than £5,000 in value
  • Initial visit e.g. steelwork prior to plastering.
  • Completion.

Loft Conversion

  • Initial visit, structural work to loft (steelwork, floor strengthening etc.
  • Insulation positioning prior to plaster boarding.
  • Stairs (enclosures and any fire separation measures).
  • Completion.

Small extension (less than 10 square metres in area)

  • Initial visit for excavation/trenches etc.
  • Roof level pre-plaster and any steelwork.
  • Completion.

Medium sized extension (less than 40 square metres in area)

  • Initial visit for excavation/trenches etc.
  • Damp Proof Course.
  • Drains.
  • Roof level pre-plaster and any steelwork.
  • Completion.

Large extension (greater than 40 square metres area)

  • Initial visit for excavation/trenches etc.
  • Damp Proof Course.
  • Drains.
  • First floor level works where applicable.
  • Steelwork where applicable.
  • Roof level pre-plaster.
  • Other.
  • Completion.

A copy of the relevant paperwork will be handed to your builder at the commencement of your project by our building control surveyor.

The building control surveyor's time is important and where repeated aborted or unnecessary visits are requested then we may request an additional charge to cover for his/her time on site.

Please note a Completion Certificate will be issued following a satifactory completion on final site visit.
