Local Land Charges


Land Charges are searches of property history. They take place when a property is changing hands, usually by solicitors acting on behalf of the purchasers. Searches are submitted to us and we provide information about planning applications, building regulation applications, enforcement activity, conditions or other charges on the property or land being sold.

  • The CON29O search form includes a section for optional enquiries, for example the location of pipelines and public footpaths, and parking restrictions. Optional Enquiries may be submitted with your standard search enquiry or separately. There is an additional fee of £10.00 for each Optional Enquiry.

    The Register of Common Land and Town and Village Greens

    We hold records of the town and village greens in Birmingham. A search of the Register of Common Land and Town and Village Greens can be made by requesting Optional Enquiry 22 on form CON29O. The fee for this request is £10.00.

    • Enforcement Notices, Stop Notices, Breach of Condition Notices, Planning Contravention Notices

    A Personal Search of the Land Charges Register can be obtained via email from our Land Charges Team, there is no charge.

Frequently Asked Questions
    • For an LLC1 + Con29R search the fee is £75.00.

      For the LLC1 part of search only the fee is £25.00.

      For the Con29R part of search only the fee is £50.00.

      The fee for additional parcels is £20.00 per parcel.

      Optional enquiries on form Con29O are £10.00 each.

      Optional enquiries may be submitted along with a standard search or separately.

      Please ensure that the correct fee is submitted with any application to avoid any delays in processing Local Search requests.

      From 4th July 2016 VAT will be charged on all Con29 information. Further details on VAT changes and revised fees will be published in due course.

    • We aim to reply to standard residential searches within 10 working days. Industrial premises and areas of land can take longer.

    • For a property or a site with a numbered postal address it is not essential to submit a plan with your search enquiry, but it is always advisable to submit one, to ensure accuracy. For all other property, you must submit a plan.
