Perry Barr/Birchfield District Centre - Draft Masterplan
Perry Barr/ Birchfield District Centre is a busy and vibrant centre situated at the crossroads of two major roads (A34 Birchfield Road and A4040 Aston Lane). The Centre is split between two distinct shopping areas – the purpose built One Stop Shopping Centre and the traditional terraced shops at Birchfield Roundabout to the south.
There are a number of potential development opportunities within the Centre of significant scale, which when developed will enable the area to maximise its full economic potential.
The District Centre is identified as a ‘growth point’ in adopted Aston, Newtown and Lozells Area Action Plan (AAP) and draft Birmingham Development Plan (BDP). Both these documents highlight the potential to accommodate up to 20,000 sqm gross of comparison retail floorspace and up to 10,000 sqm gross of office floorspace up to 2031.
In addition, a broader range of town centre uses could be delivered, including leisure, community, education, residential and convenience retail. A masterplan is proposed, which will expand on the above planning policy context and inform future planning applications.
The work will focus on a number of key development sites, including Birmingham City University’s teaching campus site, Perry Barr Stadium and Gailey Park, whilst also looking at the wider regeneration potential of the Centre and improvements to connectivity and public realm.
It is proposed that the masterplan is taken forward as a Supplementary Planning Document (SPD), which will carry significant weight in the decision making process as well as providing certainty to the market.
The timetable for the preparation of the masterplan is currently being considered and this webpage will be updated when timescales are confirmed.
The masterplan will incorporate certain elements of the draft A34 North Regeneration Framework, which we consulted on previously. As such, the Regeneration Framework will no longer be progressed.
Instead, strategic development sites within the District Centre, which have the potential to deliver a significant number of employment opportunities and housing growth, will be explored in detail through this masterplanning process.
